A complete physical analysis covers every inch of the golf course clubhouse, kitchen, grillroom, bar, offices, the golf maintenance facility and equipment. We study the financials (under non-disclosure), P&L, budgets, inventory management, payroll, insurance, etc. We observe employee behaviors, cleanliness of washrooms, and offices. We also review the marketplace including demographics and material competitors.

We learn about the relationship between the golf course and its neighborhood. 

We ask, if possible, to meet and interview the general manager, office secretary, kitchen manager, superintendent, and tennis, fitness, and swimming pool managers. If a meeting with bankers or creditors is required, we’ll do that too!

One, or two of our team will visit the site and review the property with any client parties present. It’s usually a four or five day turnaround including travel. A report of our findings is delivered within ten days of the site visit. We remain available  for a minimum of 30-days to answer any questions about our report.
